A well-maintained slate or tile roof can last 50 or even 100 years or more, depending on the quality of the materials and installation and exposure to weather conditions. Regular maintenance and timely repairs are key to preserving your roof’s lifespan and preventing leaks, slipped tiles or water damage.
What causes slate and tile roofs to leak?
Usually slipped, cracked or broken slates/tiles, damaged mortar, or gutters blocked to the point where water backs up into the roof.
Heavy rain, strong winds and repeated freeze-thaw cycles can accelerate deterioration. Water entering small cracks can freeze and expand, gradually making existing damage worse.
How do I know if my roof needs repair or replacement?
The answer depends on the extent of the damage and the overall condition of the roof. Isolated slipped or broken slates, damaged flashings and localised leaks can often be repaired. Widespread deterioration, repeated failures or problems affecting the sarking and roof structure may indicate that more extensive work is required.
Warning signs include missing or cracked slates and tiles, recurring water ingress, debris in the gutters and visible movement or sagging in the roofline. A proper roof inspection is the most reliable way to determine whether a targeted repair or complete replacement is appropriate.
Can individual slates or tiles be replaced, or does the whole roof need repair?
In many cases, individual slates or tiles can be replaced without disturbing the surrounding roof covering. Issues such as slipped, cracked or missing slates and tiles are often localised and can usually be resolved with a targeted slate or tile roof repair.
Before recommending more extensive work, we carry out a thorough inspection to determine the extent of the issue. If the rest of the roof remains in good condition, replacing the damaged slates or tiles may be all that’s required to restore the roof’s protection.
