Keep your flat roof watertight
Water that remains on a flat roof instead of draining away places additional stress on the roof covering. Over time, it can expose weaknesses around laps, seams and details, while Aberdeen’s changing temperatures cause the materials to expand and contract.
Older felt roofs can be particularly vulnerable. Once the covering or a seam begins to fail, water can penetrate the roof system—often becoming noticeable only when damp appears internally.
The good news is that a flat-roof problem does not automatically mean a complete replacement. If deterioration is identified early and remains localised, a professional repair may be sufficient. Leaving it untreated, however, can allow moisture to spread and turn a manageable repair into a full renewal.

Can you re-cover a felt roof in EPDM, or does it have to stay felt?
A thorough assessment of the roof covering, joints, flashings and drainage, followed by clear, practical recommendations.
Sometimes it was and we will re-cover like for like. Sometimes the roof would be better served by an alternative system. We will explain which we would recommend and why before any work starts.
Why is there water sitting on my flat roof?
Standing water is usually caused by inadequate falls, blocked outlets or gutters, or low spots that have developed as the roof deck has settled or deteriorated.
A small amount of water after rainfall may evaporate naturally, but persistent pooling should be investigated. Over time, it can place additional stress on the roof covering and increase the risk of deterioration or leaks.
Can a leaking flat roof be repaired, or does it need replacing?
Most can be repaired, particularly where the problem is isolated to one area such as damaged covering, a failed joint or deteriorated flashing.
Replacement makes more sense when the covering is worn across the whole roof or is nearing the end of its lifespan. At that point repairs stop being the cheaper option.
We will tell you honestly which one you are looking at after the survey, including when the cheaper option is the right one.
How long should a flat roof last?
A professionally installed mineral felt flat roof will typically give you 15 to 25 years, often more.
Where you land in that range comes down to how well it is looked after. Regular inspections and prompt repairs catch small problems while they are still small, and that adds years to a roof.
Felt or EPDM: which is better for my flat roof?
Both are proven flat-roofing systems, but the right choice depends on the roof itself.
Mineral felt is installed in multiple layers to create a robust waterproof system. It is particularly suitable for larger or more complex roofs with upstands, penetrations and detailed areas.
EPDM is a durable rubber membrane that can often cover smaller, simpler roofs in a single sheet, reducing the number of seams required.
GRP fibreglass is another option you may encounter, although every system has different installation requirements and suitable applications.The best choice depends on the roof’s size, shape, detailing, use and existing construction. We assess these factors before recommending the most appropriate system for your property.
